View Full Version : Advice for building within 100' RPA Buffer: Virginia

I am seeking a little advice on constructing a shed within the 100' RPA buffer.

My house actually sits on the 100' buffer line and I have 32' in front of the house to the street. I would like to put a shed in the same place as the last shed on the property which is located right on the 50' Seaward buffer line (last shed was on piers which are still there, but there is actually another pad even closer to the water) .

Other than full grown trees in most of the back yard and too narrow of a footprint on the sides of the house, I only really have two locations other than the previous location to construct the shed. One neighbor has already stated some grievance with one location as it would block his view of the water. Another neighbor has a shed located within the 50' seaward buffer.

I have a recent survey and probably putting something up in the 10x14 range.

Where do I begin, planning office or is this even achievable?

Go to your Building Dept. and talk to them. Then talk to your C.A.M.A. reprsentative to see what they have to say, (make sure you get it all in writting just in case they change their mind) As far as your neighbor goes..It's a none issue!

I've checked out the CBF site and it is pretty vague and the city site isn't much better. I just want to have my ducks in a row so I can be prepared for their interpretation of the regulation.
I see all sorts of constuction within the 50 and 100' zones, but most are commercial. I just need a shed.

I had a similar situation several years ago with a lot on the water. I did the two things I mentioned above and got it in writing by CAMA. No more probles by anyone after that!
