speck hunter, So I guess you haven't looked for property lately? It’s hard to fine decent property this close to home. Most farmers think their farm is worth gold. Look at what one spends to lease one goose pit for 45 days $3,000.00 - $4,000.00. and that’s just at best a 5X5X16 foot hole in the ground. Deer hunting is in for 5 months.

Speck Hunter, it's all about location, location, location. I run a lease in the same area, and while mine is a bit less (300acs for $12K- $800 for 15 head), that's pretty much right in the general range for the area. If you're in an area where the leases aren't as expensive, count your blessings. Oh, and this area does have it's fair share of 140's and 150's running around. Like anywhere else, it's just a matter of being in the right place at the right time.

Do not think MD is the only state with high priced leases. Va has it's fair share of high and in some cases over priced leases. Yes Northern VA has a ton of high and over priced leases but that is a given considering the amount of people and the demand for land up there. However it is all over the state, a few examples; we were offered 4500 acres last season for $10 per acre, yes it is sorta pricey but was going to be a 10 year leae at that price so in the long run not a bad deal, another group offered $65,000 yes you are reading that right so obvisouly we let them have it, I bid on two tracts one landowner had up for lease one in Stafford and one in Spotsylvania last season, the Stafford tract was 900 acres with 800 (give or take a few acres) being completly open fields with some water and sewer work going on in them, this tract went for $15,000 - the Spotsy tract was 1100 acres that went for $20,000, that one was not too bad for what it was, however the kicker was these were not exclusive rights as the landowner and his club reserved the rights to come in and hunt whenever they choose to; I was contacted by a landower about a month ago and asked if we wanted to take over the lease on his land, he has approx 1000 acres in the middle peninsula, I was all ears until he laid the price on me $33,000 a year and would only sign a one year lease at that price, if we wanted a longer lease we had to accept a clause allowing him to adjust the price yearly based on current conditions he called it, I passed on that one as well.

I agree it is getting out of hand, we are paying fairly high prices for the leases we have, but they are holding some great deer numbers and sizes. But there has to be a point where the clubs will start working together and help it level off, but I am living in a dream world I know lol.

It's only gonna get worse! Our saving grace is the amount of time we've had it and we don't piss off the sorrounding land owners. We also pick up trash on all roads around the entire property; some of which we can't even hunt. I know for a fact the owners have been offered more than $12 per acre and they turned it down. We must be doing something right. We let another piece go a few years back in Surry.(STUPID MOVE) That property leased for more than double what we paid. The biggest trend around us is small groups of people 5-10 leasing large tracts for outrageous money which drives up eveything else around. I'm just happy to still have a nice place to hunt year round and the dues are still not to bad.

Man, That is some pricey hunting I have been hunting for 45 years and never paid a cent to hunt except going to Canada for bear. I have done my share of work on the properties I hunt and give the owners plenty of meat and a Christmas gift. I guess I have just been lucky and hope it continues but I can see properties fading away. I have never hunted public lands and hope it NEVER comes to that...............Gary

I was with a group years ago, where we hunted around 3,000 acres in different tracts owned by different land owners. For years all it ever cost us was 8 Turkeysat Thanksgiving and 8 hams at Xmas. I miss those days, altough that came quickly to a end as the landowners passed and their kids got the land. We lost them to other clubs running up the price and that club did not want to pay a dime, they killed themselves.
